GENERAL

What is the deadline for ordering if I need images tomorrow?

Orders submitted by 4:30pm will be scheduled for the soonest available appointment starting on the next business day.

How soon can I have my pictures?

Photos will be available for digital download the next business day after the photo shoot at noon. You will be sent an email with a digital download link.

Can I get a CD of the photos, too?

Absolutely! You can order a CD and photos will be delivered in a JPEG format for you. You may use them for any personal and non-commercial use that you wish. Personal use examples include sending to friends, personal social media pages and family holiday greeting cards.

Can I get just a quick photo of the back of the property for the “Front Photo” price?

The Front Photo package is only for (wait for it…) front photos. If I have to enter the backyard of the property, it becomes a Stills Package.

Can you offer advice regarding staging?

The home should be in show condition for our appointment, but I realize that many homeowners are unsure about how their home should be set up for photography. While I am not a professional stager, if you are home, I will gladly give advice for “photographic” staging if asked.

However, I can not wait while you re-arrange your entire home, move the living room furniture or pick up dirty laundry, but waiting for you to move a vase or two is fine.

If the home looks good for a showing, it will look great for photos! If there is anything that you don’t want to be seen in the photos, you should remove it.  If you can write your name in the dust, you should probably clean that area. Otherwise, it is unlikely that it will show up in photos. A great enhancement is to remove dog/cat/kid toys or organize them neatly.

If items need to be moved, please have them out of the way before my arrival.

Can you make the grass greener?

While it is technically possible, I do not want to mis-represent the property to any seller, agents or potential buyers. For this reason, I am unable to “enhance” the color of grass, nor can I “fill in” or “photoshop” dead spots. I can try to de-emphasis these areas if I encounter them.

Are pets an issue?

As long as there is no worry about the pets escaping, I love pets! If any pets have the run of the house, it may be possible that they will end up in a photo or two. Something about herding cats….

Can you set an appointment for a specific time?

Yes! I strive for an on time arrival for all of my appointments. If you are going to be home, I do not make appointment “windows”. I will give you a specific appointment time to be home and will show up promptly.

Is there any special prep for a Twilight Photography shoot?

Aside from the usual (see FAQ regarding staging), working light bulbs are all that is required. I will turn on the lights for you, or you may have them on for me when I arrive.

What type of equipment do you use?

Your listing will be photographed with a camera and a lens. :- p

It is not always useful to ask a photographer what gear they use in order to evaluate the effectiveness or quality of their work. A more relevant question might be “How long have you been doing this?” (Answer: Over 10 years)

But you’re probably curious since you made it this far. I shoot a Canon full frame digital SLR (5d Mark III and 5D “Classic” as a backup), Canon 600RT flash,  a Canon 17mm T/S lens, Canon 24-105 lens and and a Canon 70-210 for mountain views. I also use a Canon 24-105 and a Canon 100-400 for Helicopter Aerials.

How do I place an order?

If you already have an account set up with me, you can use the online order form found here. If you are a first time customer, and have not yet set up an account, call me and I will get you set up!

How can I pay for my order?

First time customers can meet me at their office or the new listing and pay via credit card.

If you have an account in good standing with me, you will be billed at the end of the month.

Can I get a CD of the photos, too?

Absolutely! You can order a CD and photos will be delivered in a JPEG format for you. You may use them for your real estate marketing or client gifts.

Where should I have a key ready for you?

I will gladly pick up a key from your office. (A key pickup service may be charged for.) I will return your key by the following morning. If you are time sensitive to the key return, please have an extra one made. I have found that it is easiest for everyone if I pick up keys only from a commercial location (such as your office) that has regular business hours.

Who sets up the appointment with my client?

I will call your client shortly after 4:30pm to set up the appointment. Once you place an order, I will take care of everything else for you.

Can you deliver/drop off items to my listing?

I excel at professional photography and creating excellent photos. I do not want to assume liability in transporting potentially time-sensitive or otherwise irreplaceable documents/items.

Can you shoot photos at my listing in Colorado Springs, Vail, Steamboat, Julesburg, Castle Rock, Ouray, etc?

In House Photography travels the entire state of Colorado. Mileage and overnight travel fees may apply for areas outside of the Denver/metro and northern Front Range Area. Call me for details.

I am co-listing a property, can you bill us both?

Absolutely! I love getting paid double. I will bill both of you for (obviously) ½ of the order each. Please call me for details if you are a first time customer.

FOR SELLERS

How do I place an order?

Your agent can order photos directly from me.

I am listing as a FSBO. Can I still hire you?

Yes. You can still use the online order form. I will call you and payment can be made via Paypal before I photograph your home.

Can you deliver/drop off items to my agent on your way back?

I excel at professional photography and creating excellent photos. I do not want to assume liability in transporting potentially time sensitive or otherwise irreplaceable documents/items.

Can you shoot some photos of my home/business property for commercial or marketing purposes other than real estate?

I would love to! I will be glad to sit down with you and discuss a licensing agreement for non-real estate commercial use of In House Photography photos. All non-real estate transactions would be between you and In House Photography and would not involve your real estate agent.

Can you shoot photos of my home in Colorado Springs, Vail, Steamboat, Julesburg, Castle Rock, Ouray, etc?
